Nothing here is a surprise on the day. This is the whole job, written down, so you know what your tenants will experience and what lands in your inbox afterwards.

Same-day phone estimate
Call with the property address and the number of dryer vents. That is genuinely all we need — vent count, location and access are the three inputs our pricing formula runs on.
You get a number back the same day. No site visit to schedule, no sales appointment, no waiting a week for a proposal.

Scheduling coordination
We build the route around your notice requirements. If your leases require 24 or 48 hours of written notice, that is the schedule we work to.
You get a tenant notice from us to post or send — and a page you can link residents to at /service-notice/, which covers the noise, the hose and what to do afterwards.
Buildings are sequenced so the crew works your site on consecutive days rather than drifting back across several weeks. On a garden-style property that means one notice cycle per building, not one per unit.

Day-of service
Most units are cleaned from the exterior using a reverse-thrust air method — typically 5 to 15 minutes per vent depending on access and height, with no entry required.
Interior service is scheduled separately and flagged in advance, so tenants know before the crew arrives whether anyone is coming inside.

Documentation
On a management job we shoot about one photo every ten units — GPS tagged, uploading into our software as we go. A hundred units gets you ten or twelve.
HOA and condo work is photographed vent by vent, with video held. If a homeowner tells the board six weeks later that nobody came to their unit, we pull the video of their unit with the GPS tag on it.

Compliance report delivery
The completed report goes out as a PDF, or in the format your platform expects — NetVendor, Yardi or AppFolio.
Managed properties are invoiced Net 30. Owner-occupied residential is due at time of service.

Does anyone need to be home?
No, and that is the whole design. We work from the outside of the unit, so we are not chasing entry notices, rescheduling missed appointments or knocking on doors.
Interior work is the exception, and it is scoped and scheduled separately with notice.
How long does dryer vent cleaning take?
Exterior service runs 5 to 15 minutes per vent, depending on access and height.
That is a per-vent rate, not a per-property one. A single technician clears roughly 40 to 100 units a day, so we use the rate to tell you how many crew days your property needs before we start.
How loud is it, really?
Loud. Our van makes air pressure with a gas generator, so it is noisy outside. And when the hose goes into a vent, at the dryer it sounds like a jet engine. Tenants need to know that is coming.
We have a short video you can send out so people can hear it before it happens. If you need us quieter, we can run off the property’s power instead — it is not much draw, and we take $5 to $10 off for the electricity. It will still be a compressor. It will not be silent.
What should tenants be told before we come?
We send you a PDF ahead of the visit — post it, email it, copy from it, whatever fits how you communicate. It covers the date and what to expect.
Two things matter most: the noise, and staying off the hose. There is a lot of it, it is delicate and expensive, and if it breaks under pressure it can whip. That is genuinely dangerous. We put cones out, but tenants need the warning too.
Pets should be secured and paths to the vents kept clear.
What if a tenant works nights?
We do sometimes wake night-shift workers, and there is not a lot we can do about that on a normal route.
If somebody needs an accommodation, tell us before you approve the job. We are happy to work around it — we just need to be paid for the extra time when it is a real accommodation rather than a small shuffle.
How messy is it?
Lint goes everywhere. We sweep, we rake, we run a blower and we bag what we can.
But it is lint, and we would rather be honest than promise you will not see any.
Will lint keep coming out after cleaning?
Yes. Some residual lint will exit the vent over the next few dryer cycles. That is normal.
We ask tenants to run the dryer for 30 minutes some time the same day or night after service — either empty with no heat, or with a load. That clears the last of it.
What if a dryer seems worse after the visit?
Tell us. If a tenant notices a change in drying time or anything else amiss after we have been out, we want to hear about it while it is fresh.
That is also what the 90-day warranty is for: if a vent we cleaned is clogged inside that window, we come back and clear it again at no cost.
What does it cost?
Apartments typically land between $10 and $24 a vent, though outliers happen. HOAs and condo associations run $18 to $35, because the documentation standard is much higher — at a 200-unit HOA we do not have one customer, we have 200.
Pricing comes off a formula, not an algorithm: a rate per unit, with factors for how many vents there are and how hard they are to reach. It works the same whether you own a fourplex or run 10,000 doors.
Why is there no salesperson?
Because the formula makes one unnecessary, and a salesperson has to be paid out of your invoice.
Nobody drives out to walk your property, write a proposal and build a commission into your number. That saving goes into the price, along with the saving from running faster equipment.
How much photo documentation do we get?

Do you provide documentation for compliance?
Yes. Compliance documentation is available as a PDF or formatted for NetVendor, Yardi or AppFolio, and the photo record goes with it.
It is there so you can show an owner or an insurance carrier that the work was done — and, honestly, so we can hold our own crews to it.
Do you repair damaged ducts?
No. If we find a crushed duct, a bad run or something built wrong, you get it documented — photo, unit, and what is actually wrong with it. Then it goes to a licensed mechanical contractor, because duct repair is licensed work and the rules differ in every state we operate in.
We do replace vent covers at $25 each, and we carry a few on the truck, so one or two get handled the same day. Beyond that we stay in our lane.
What about bird screens?
We pull them to clean and put them back, which is extra time — usually $4 to $6 each. Badly installed ones take much longer and cost more.
Screens are worth having and keeping birds out matters. Just know that a screen is one more place for lint to catch, so if you have them you really do need annual cleaning.
What if there is a bird nest in the vent?
If there is an active nest with eggs or chicks in it, we cannot touch it. That is federal law, not a Ventz policy.
We will document it and come back once it is clear.
What if something is stuck in the vent?
We carry a scope for the strange ones. It is usually socks — a certain number of everybody’s missing socks are fifteen feet into a dryer vent.
Getting one out normally means going into the unit and breaking it loose by hand or with a claw. There is a small extra charge, and we will talk to you about it before we do it.
Is the cleaning warrantied?
Yes. If a vent we cleaned is clogged within 90 days, we come back and clear it again at no cost.
The return visit is worked from inside the unit, so Ventz will need access — preferably accompanied by on-site staff.
