Dryer vent cleaning & inspection
We do one thing, and we built it around multi-family. Exterior-first cleaning that rarely needs entry, a pricing formula that does not move between visits, and a paper trail that survives an audit.
The method
Most cleanings are completed entirely from the outside using a reverse-thrust air method — typically 5 to 15 minutes per vent, depending on access and height. Nobody needs to be home, and no one has to coordinate a key.
That matters more at scale than it sounds. A known per-vent rate is what lets us tell you how many crew days a property needs before we start — and exterior-first is the difference between working straight through a site and spending three weeks rescheduling around tenants who were not in.
When interior service is required, it is scoped and scheduled in advance and clearly flagged, so tenants know before the crew arrives.
One thing to plan for either way: cleaning a vent is audible inside the unit, not just outside, for the few minutes that vent is being worked on. Tenants should be notified before the visit. We build the route around your notice requirements so that notice can go out the way it normally does.

On site
A compressed-air line goes in through the exterior hood and the lint comes out the same way. No ladders through a tenant's living room, no appliance dragged across the floor.
On a management job we shoot about one photo every ten units — GPS tagged, uploading into our software as we go. On HOA and condo work every vent is photographed and video is held, so a homeowner who tells the board six weeks later that nobody came can be shown their own unit.
How pricing works
A formula, not an algorithm — an algorithm implies somebody gets charged more based on who they are. There is a rate per unit and factors for how many vents there are and how hard they are to reach. It works out the same whether you own a fourplex or run 10,000 doors.
Typical ranges, and outliers do happen — a property with unusually hard access can sit outside them. HOA work costs more because the documentation standard is higher: at a 200-unit association we do not have one customer, we have 200.
Managed properties are billed Net 30. Owner-occupied residential is due at time of service.
Add-ons are small and named up front: bird screens pulled and replaced at $4–6 each, vent covers replaced at $25, and a modest charge for retrieving whatever is stuck in the duct.
